Deeping St Nicholas 66-homes plan approved

Some of the homes will be close to a nearby railway line

A 66-home plan in Deeping St Nicholas has been given the go ahead by councillors.

The plans submitted by Rob Thorley of Jelson Ltd, will see the development build on Caulton’s Field, west of Littleworth Drove.

Officers told councillors the development represented an “acceptable form of development” and “would not have a detrimental impact on the existing community.”

Some of the homes will be close to a nearby railway line.

Documents before councillors said there would be a mix of 49 homes and 17 affordable homes.

The applicant has also made several changes to original plans, including making some roads larger for turning, removing certain junctions and trees and providing a footpath.

The distance between houses and the railway line had also been increased.

Concerns for councillors included drainage into an adjacent dyke, water connections and maintenance.

Councillor Christopher Brewis commented on potential future plans to move in next to a railway, in response to a sound barrier being suggested.

He said: If someone does a search and move there and find there’s a railway line next to it where they can hear trains – what do you expect?”

Councillor Andrew Tenant said he saw “nothing wrong with the development” and said the “size and nature […] fits in well with Deeping St Nicholas.”

“It doesn’t dwarf what’s there at the minute and it’s a sympathetic development which will meet the future housing needs of the area,” he said.

Councillors voted unanimously in favour of approval.
