Pinchbeck 72-home plans approved

The MP had concerns of “overdevelopment”

Plans for 72 homes to be built in Pinchbeck have been approved.

Kaplan Property Group has been given permission to build the mix of flats and semi-detached dwellings at Spalding Lifestyle and Garden Centre, Spalding Road.

A total of 60 of the homes will be classed as “affordable” including 20 to rent, 20 shared ownership and 18 rent to buy.

The site will be accessed off a nearby roundabout and will include an area of open space to the east of the site.

MP John Hayes and Pinchbeck Parish Council, along with several residents, had concerns regarding overdevelopment of the site and the impact on infrastructure, including traffic safety.

Approving the plans, however, officers said: “It should be understood that density is just one consideration in determining the suitability and quality of a particular development and that this needs to be considered alongside other aspects such as building type, layout, height and massing, materials, landscaping etc.

“Given that a high proportion of affordable homes are proposed as part of the scheme, and a significant part of South Holland district’s housing need is for affordable units, it is considered that an increase in density would be acceptable provided that the above considerations are met.”

They felt the plans would “not feel unreasonably dominant” and said the location of the open space would ensure residents were not backing onto the large commercial premises to the north of the site.

The developer has been asked to pay £67,658 towards an extension at Spalding Wygate Park Primary and £47,520 towards Gosberton Medical Centre.
