185 homes planned for Holbeach

25% affordable housing

Plans have been submitted for 185 homes to be built in Holbeach, on the land off Battlefields Lane.

Developers Cicero Estates in the care of Ken Parke Planning consultants want to build a mixture of homes on 6.2ha of land.

Consent was originally granted to build on the same site in 2009 but work took too long to start so the plans expired in 2012.

The site is currently used as a cabbage field, but has been allocated for residential development.

The site will include access, parking, open space as well as landscaping.

A mixure of home-types have been proposed including:

  • 10 one-bedroom flats
  • 10 two-bedroom flats
  • 46 two-bedroom houses
  • 92 three-bedroom houses
  • 27 four-bedroom houses

25% of the homes will be affordable, which includes affordable rent as well as starter homes and shared ownership.

Planning documents said: “There is greatest demand for two and three bedroom houses in both the market and affordable sectors, with also a need for one bedroomed dwellings in affordable tenure.”

Issues with the site are the impact on the area’s character/landscape, additional strain on highways, ecological and tree impact as well as flood risks.

The application will go before South Holland District Council’s planning committee in due course for a decision.
